This page is difficult to write because it always sounds so inhospitable - the very opposite to what we want you to feel about staying with us.  Nevertheless, we know we have to do it, so - here it is:

OUR ACCOMMODATION

Cooma House is a contemporary, expansive country style farmhouse home. Furnishings and appointments represent Australia’s colonial heritage with mid-century and eclectic pieces. Our guest experience can be fully catered dining and guest rooms are in an extremely beautiful temperate island environment. Think Auberge or Trattoria in the European context. We are located in the south-east picturesque corner of Flinders Island offering views of white sand bays, azure water and natural tall tree bushland. We have dramatic mountain ranges and rugged island views to enjoy on your walks. Birdlife and iconic Australian wildlife is abundant.


As a remote country villa we offer guests a full board experience as alternative options are few and distances great in an unfamiliar rural environment teeming with wildlife - especially at night. We offer fresh and seasonal produce to guests (from our kitchen garden - or paddock or ocean to the plate) in a variety of settings at Cooma House both indoors and out.

During the Covid Pandemic, Flinders Island Retreat is offering the following in order to keep you, our staff and all others, as healthy as possible.

  1. There will be a day gap between all bookings.

  2. No other group or single or couple will be able to book a room at the same time as an already accepted booking.

  3. Masks will be worn in public places; hand sanitising and social distancing, sneezing and coughing into ones elbow will be asked of guests

  4. There will be a minimum stay of four nights for the duration of the Covid Pandemic.

Our accommodation is designed for adults. 

We offer five well appointed rooms, with high quality linens, soft furnishings, heirloom pieces, local original artworks, Smart TV. Each with its own spacious en-suite with walk in shower. 

One of our suites is for all access - up to wheel chair Australian standards. 

There are two queen bed rooms downstairs, one of which is the all-access suite. 

Upstairs there are three king bed rooms, two of which are long kings. 

Each of the three rooms upstairs can be made into three twin singles by request at the time of booking and if possible we will accommodate that request.

There are three sitting rooms and one common dining area inside the large house. Plenty of privacy. Plenty of options to enjoy.

Outside, there are three common seating/dining areas to maximise bush and ocean views at different times of the day. They are the East Verandah, the Pot Boil Barbecue and the Terrace.

You have access to the whole of Cooma House for your stay and your host is in a separate wing. All meals are offered.

OUR RATES

Our rates are based on an irrevocable fact - in remote and wilderness areas you have your meals provided because in isolation and beauty, your choices for other catering are as remote as our wonderful wilderness.

Breakfast is included within a room price. 

Breakfast comprises poached seasonal fruit, hand blended muesli with hung yoghurt and a cooked course to follow if desired. 

Rooms

Rooms are $500.00 a night with a minimum stay of two nights.

A twin room is $300.00 per person per night with a minimum stay of two nights.

A sole use room or single occupancy is $420.00 per person per night with a minimum stay of two nights.

Weekly rates for single rooms by prior negotiation.

Rates for Groups

You can hire Flinders Island Retreat at Cooma House for a flat rate of $4,500.00. This ten percent discount entitles you to have five rooms for five couples for two nights. Breakfast is included and we serve it to you. Additional nights are a further $2,000.00 and the discounts increases each day!

Sliding scale - Minimum stay = 2 days based on 5 rooms but a 6th room, the Bunk Room is available for guests too.

First 2 Days - $4,500.00

Day 3 - $6,500.00

Day 4 - $8,500.00

Day 5 - $10,500.00

Day 6 - $12,500.00

Day 7 - $14,500.00

FOOD AND DRINK 

Artisanal seasonal Menus are available on request. 

When booking meals in advance, payment is required prior to arrival.

Indicative prices are:

  • Non residential guests visiting Cooma House for morning and afternoon teas are $25.00 per person for groups up to 20 guests and include a tour of the kitchen garden. Duration of visit 1 hour.

  • lunch from $20.00 per person - can be packed for residential guest’s hiking or picnic as required

  • dinner, three courses from $80.00 per person served at the Cooma House Tasmanian Premier McPhee’s dining table

  • choice of local cordials, gin and regional wines provided by the glass or the bottle (no BYO)

COOKING SCHOOLS
Safety note:

Closed-in flat shoes must be worn to all cooking classes. This is an Occupational Health & Safety requirement.

Terms and Conditions

Cancellations are the same terms and conditions as for accommodation and meals.

All cooking class menus are subject to change on the day to take advantage of availability and seasonal variety.

Please arrive on time to get the maximum benefit from the class. Cooking classes start on time as there is a lot to get through in a few hours.

Payment is required on booking.

Gift Vouchers must be used by the expiry date and will not be extended.

Gift Vouchers are non refundable.

Missed cooking classes will not be refunded and cannot be rebooked

Please diarise your class date as Flinders Island Gourmet Retreat at Cooma House does not send out reminders

Flinders Island Gourmet Retreat reserves the right to change your class date within 48 hours of your scheduled class if the class does not fill to the minimum number of 6 people.

Gift Vouchers - Terms and Conditions

Gift vouchers valid for 6 months.

Gift Vouchers are non refundable.

The accommodation or cooking class must be taken by the expiry date specified on the gift voucher.

Gift Vouchers are not redeemable for cash.

The accommodation or cooking class includes the booking fee, hands-on tuition within a small group, ingredients used during the class, and a meal from dishes prepared during the class, served with a drink, including water and a cordial or wine.

Cancellations are not accepted.

All accommodation or cooking class menus are subject to change on the day to take advantage of market availability and seasonal variety.

Please arrive on time to get the maximum benefit from the class. Cooking classes start on time as there is a lot to get through in a few hours.

Payment is required on ordering.

Gift Vouchers must be used by the expiry date and will not be extended.

Flinders Island Gourmet Retreat reserves the right to change your class date within 1 week of your scheduled accommodation or class if the accommodation or class does not fill to the minimum number of 6 people.

GENERAL BOOKING POLICY 

By making a booking it is understood that you have read, understood and accepted our TERMS & CONDITIONS .

MAKING AND CONFIRMATION OF A BOOKING

A booking is made with a 50% deposit, the balance payable and cleared funds visible, two weeks before arrival.

A booking is confirmed once a deposit has been acknowledged.

For each accommodation booking, there is a minimum stay of two (2) nights.

Christmas and Easter accommodation bookings are a minimum stay of four (4) nights. 

PRIVACY POLICY

We will only contact you about your booking and your stay unless we have your permission to do otherwise.

We won’t pass your information on unless and if required by law.

We will be aware and sensitive to your needs whilst you stay with us.


NON SMOKING POLICY

We have a non smoking policy for the house and immediate surrounds.  Outside the house, you are encouraged not to smoke, except in the car parking area.  If guests do smoke, please have a sealable container for your butts and take them with you.

We reserve the right to change the TERMS & CONDITIONS at our sole discretion and without notice.

 

PAYMENT POLICY

Payments are made by Electronic Funds Transfer (EFT).  EFT information will be provided when you book. Please ensure your EFT payment includes the name and date of your booking for identification.  The final payment must be visible in the bank two weeks before arrival.

 

CANCELLATION POLICY

Cancelling your booking will result in a forfeiting of deposits or, if full payment has been made, forfeiting that as well.

Cancellations made within 14 (fourteen) days of booking arrival date incur a 100% cancellation fee.

Cancellations made with more than 14 (fourteen) days notice incur an administration charge of 20% of total booking fee.

Cancellations made less than 14 calendar days of the booked arrival date incurs a 100% cancellation penalty (that is, there will be no refund of your booking payment/tariff.)

For example: if your booking commences on December 4th in any year and you do not try to cancel until after November 20th - that is, inside 14 days of your arrival -  then your booking payment /tariff will not be returned.

If you cancel your stay earlier than 14 calendar days - i.e. outside 14 days of your arrival - then your booking fee/tariff will be returned less 10%. 

For example, if your booking commences on December 1st but you cancel on, say, 16th of November, or earlier, then 90% of your booking payment/tariff, what you have already paid, will be refunded to you less the administration charge.

If you do not arrive on the day of your booking, the same policy applies as a cancellation - that means no repayment of the booking fee/tariff will be made.

By agreement, with two month’s notice of a cancellation, we offer another suitable time to be taken within twelve months of a booking date, in lieu of the deposit, otherwise the deposit is forfeited.

We encourage our customers to purchase travel insurance to cover any unforeseen circumstances.

There are good health facilities on Flinders Island - an emergency medical service, a sports physio and there are massage and reiki. For serious medical events, there are drivers and para’s as well as the Royal Flying Doctor’s Service that will have you at Launceston General Hospital in no time.

LOST AND/OR MISLAID ITEMS

Personal items that are lost, damaged, or left behind during or after your stay with us, are your responsibility. Items subsequently found by us after your departure however, may be returned to you by mutual agreement.

Fair wear and tear - including accidental breakage - is not charged for, however damage to bedding, furniture, furnishings, fittings, artwork or the fabric of the buildings will be charged to you at full replacement cost at our sole discretion.

“RESPECT OUR PLACE, OUR NEIGHBOURS AND THE LAND” & DAMAGES POLICY

A Flinders Island Gourmet Retreat at Cooma House is a luxury accommodation retreat.

To ensure peaceful enjoyment of A Flinders Island Gourmet Retreat at Cooma House, for us, our other guests and our neighbours (who are our friends) we have a strict “respect our neighbours and our land” policy.  The property is 15 acres or 6 hectares and opens down onto the beach at Petrification Bay or along to the National Park. Guests are expected to stay on our land whilst walking on the property and keep noise levels low.

Should this fundamental policy be breached by you and/or the property is left in a dirty, damaged or unreasonably untidy state at the conclusion of your booking (to be determined by us at our sole discretion), you will be charged a cleaning fee of a minimum of $500, plus the full replacement cost of any damaged or lost items of equipment and/or furnishings.

 

GUEST SAFETY

Flinders Island has a small hospital run by Ochre Health and is serviced by the Royal Flying Doctor Service. If you have any concerns at all, please contact us.

Like most of Australia, Flinders Island occasionally experiences bush fires. There are standing tanks and dam water available for fire fighting units in the event of a fire. The building is of a non flammable material (brick and corrugated iron) and the surrounds are kept with short green grass or bare earth. Each room is ‘contained’ as per Australian Building Standards. Gather your things, close the windows and leave the room and the building, following the illuminated exit signs. In the event of smoke, keep low. There is a signposted Emergency Assemble Area outside the house at the car parking site. We recommend that visitors have ambulance cover.
